What are Building Inspection Services (BIS)?

The building inspection services sector comprises of the sale of building inspection services from various entities (private individuals, companies and corporations) who inspect all aspects of a building and component systems and prepare an independent report on the current physical condition of the said property, usually for prospective buyers or those involved in the real estate business. Some of them also provide pest inspection services. The buyer then receives the report. The seller checks the relevant bureau, and if anything is not in order, he must correct it at no cost to him.

Because of the increasing trend in property sales, building inspections are becoming increasingly popular. It is a common fact that the first thing a buyer looks at when looking for a house/apartment for sale is the exterior. This includes the roof, windows or flooring, and the backyard. These things will make the seller believe that the house/apartment in good condition. These visible components are believed to be in good condition and won’t need any maintenance or repairs in the immediate future. Because of this’subconscious’ influence from the inspector’s inspection report, the seller is more likely now to close a sale with a buyer than ever before. Their marketing efforts have been very successful.

Building inspections are very valuable and lucrative for both buyers as well as sellers. If you are interested, you need to ensure that your home inspection is done properly in order to serve your clients. But how can you do that? What are the different types of building inspections available today?

Both governmental agencies as well as private companies offer building inspection services. For example, the United States Department of Agriculture (USDA) hires its own private investigators to conduct its own independent inspections of properties. The Food and Drug Administration (FDA), on the other hand, hires third-party inspectors for its life safety inspections of private residences and commercial properties that require such security systems. These life safety inspections can be done on both properties that allow pets and properties that do not comply with strict fire safety regulations.

The main difference between government and non-government building inspections is that the former requires its agents to follow all federal and state laws; while the latter allow some flexibility for the inspectors to point out the deficiency in terms of fire safety regulation. The latter requires its agents to regularly visit inspected properties to perform spot inspections and re-inspect. However, it has been observed that these two types of building inspection services have similar methods of issuing notices. The only major difference observed is the frequency with which the notice is issued, which depends solely on the severity of violations noted on a property.

Commercial refrigeration manufacturers don’t need to hire private investigators or independent inspectors. However, they still have to conduct their own building inspection. They must also inspect their own property within the specified timeframe, which is usually three year. This three year window is based on the average life span of most commercial refrigeration equipment and products. The inspection process for refrigeration equipment is different than that for most household appliances. This is because the frequency and duration of inspections as well as the validity of those inspections will vary depending on the product and location.

Life safety inspections require that building inspections are performed by qualified professionals who are familiarized in the fire safety codes applicable to each location. Also, life safety inspections must be correlated closely with other qualified professionals. It is not acceptable for a home inspection to perform the same type of life safety inspections required for a building inspector.

Finally, it is important to consider whether the building inspection provider will be an architect or interior designer. General contractors are often skilled at completing large projects in a timely manner and within a budget. Most of these tasks can be handled by them. However, an interior designer or architect might be able complete basic inspections.
